Conveyance stamp duty, cumulative bands on the purchase price: 2% on the first $100,000; 3% on the next $400,000; 4% on the next $500,000; 6% on the next $500,000; 7% above $1,500,000. Bermudian first-time buyers pay nothing on the first $1,000,000 and marginal rates above it (Stamp Duties Amendment Act 2023). The buyer's share is whatever split you enter.
Mortgage stamp duty, paid by the borrower: 0.25% of the loan if $400,000 or less, 0.5% if more.
Licence to acquire (non-Bermudians only): 12.5% of value for a freehold house, 8% for a condominium, 6% for a PRC holder buying either. Bermudians pay none. Non-Bermudians can only buy houses above a minimum annual rental value, which in practice means roughly $2.5 million and up; condos are restricted to designated complexes.
Land tax is charged on the property's annual rental value (ARV), not its price: $150 flat up to $22,000 ARV, then $150 plus 0.8% on the first $11,000, 1.8% on the next $11,000, 3.5% on the next, 6.5% on the next, 17% from $44,001 to $90,000, 35% from $90,001 to $120,000 and 55% above that. The calculator estimates ARV at 4.5% of price until you type in the real one from landvaluation.bm. Insurance in Bermuda is expensive because of hurricane exposure; the default is a rough placeholder.
